Bathroom remodel costs in Madison: hall baths to primary suites
What we actually charged for the last two years of Madison bathrooms, and why waterproofing is the least negotiable line on the estimate.
The honest ranges
Hall and family baths — the hardworking five-by-eight rooms most Madison houses have — have run $38,000 to $55,000 as full gut renovations. Primary suites, which usually involve stealing space from a closet or bedroom, land between $60,000 and $110,000.
A powder room refresh runs $12,000 to $22,000. Curbless wet rooms like our Tenney-Lapham project price like the top of the hall-bath range because the waterproofing envelope covers the entire room.
Where the money goes in a small room
Bathrooms are the most labor-dense rooms in a house: seven trades cycle through a space you can touch both walls of. Tile labor alone commonly reaches $8,000 to $14,000 for a full bath, which is why tile selection changes the budget less than people expect — the labor to set a $6 tile and a $28 tile is nearly the same.
The line we will not trim is waterproofing. Every Fourlakes shower gets a flood-tested pan and a documented membrane system, photographed before tile. A bathroom fails from the inside out, and the failures cost five figures to reopen.
The only-bathroom problem
Half our bathroom clients have exactly one full bath. We build the schedule backwards from that fact: demolition to working plumbing in one day, a temporary shower rig in the basement during tile work, and the toilet never out of service overnight. It adds a little cost and a lot of sanity.
