Our recent additions have run $420 to $560 per finished square foot, all-in: excavation and foundation, structure, matched exterior, interior finish to the same standard as the rest of the house, design, engineering, and permits. A 380 square foot family room like our Middleton Hills project lands between $160,000 and $210,000.

When you see $250 per square foot quoted nationally, it usually describes new construction on an open lot, not surgery on an occupied house. Tying into an existing structure — foundation to foundation, roofline to roofline — is where addition money actually goes.

Why matching is the expensive part

The difference between an addition and a good addition is that you cannot find the good one from the street. Continuing eave lines, matching siding reveals and window proportions, and blending the roof pitch costs real design time and carpentry — and it is the entire difference in what the addition does to your home’s value.

Addition or finished basement — which is the better value?

How long does an addition take?

Design and permitting typically run 10 to 14 weeks — Madison permit review is the long pole. Construction runs 14 to 20 weeks for most single-room additions.

Does an addition trigger a property reassessment?
